Job Summary
Enterprise’s Vulnerable Populations and Rental Preservation initiatives provide leadership on senior housing, supportive housing and affordable rental preservation strategies through collaboration in Enterprise’s local markets and partnership with national industry leaders.

The incumbent will provide critical knowledge about affordable senior housing and skills necessary for creating, implementing and evaluating complex programs.
Job Responsibilities
Business delivery: collaborate cross-functionally with Enterprise departments critical to the success of senior housing programs. The incumbent will be accountable for:
1) ensuring that local market staff are aware of senior housing programs and resources, supporting local efforts to identify partners for implementation of senior housing programs and resources, providing technical skill and follow through on delivery
2) collaborating with Enterprise’s national initiatives including Green Communities and Innovation to ensure that green products are delivered through the senior housing program, when necessary, supporting efforts to develop new financial products and improve existing financial products
3) ensuring that multifamily mortgage and Low-Income Housing Tax Credit originators are aware of senior housing programs and resources, regularly review pipelines and communicate with originators to identify target partners for collaboration, following through on outreach, and supporting delivery to new and existing partners including preliminary financial analysis when needed

Program management: accountable for the success of senior housing programs including:
1) national delivery of package of services designed to green, improve supportive services and financially reposition existing senior housing properties for 10 or more nonprofit partners each year
2) national competitive awards program for senior housing owners seeking to green their properties while considering refinancing opportunities

In both cases the incumbent will be charged with administration, coordination and conducting financial feasibility for property refinancing.

Additional responsibilities:
1) represent and coordinate Enterprise presence at meetings and conferences related to affordable senior housing
2) work with Director to evaluate current programs and partnerships and develop new initiatives
3) manage deployment of grants and contracts for program and business activities within Enterprise’s senior housing work plan
4) manage content of senior housing webpage and other web based media
5) track relevant public policy issues and report to public policy staff as needed
6) support fundraising efforts through grant writing and research
7) manage national competitive awards program for excellence in nonprofit owned senior housing

Qualifications
• Undergraduate degree and at least four (4) years relevant experience; graduate degree may be substituted for up to two (2) years of experience
• Demonstrates strong judgment and ability to identify and analyze typical work situations and develop solutions.
• Strong presentation, negotiation and interpersonal skills.
• Actively participates in team-oriented activities, builds relationships.
• Operates independently; successfully handles new or difficult situations and environments.
• Strong organizational and project management skills with ability to work on multiple projects at once.
• Strong analytic skills.
• Strong oral and written communication skills; strong editing and proofing skills.
